Lake is an online marketplace connecting people who want to rent out their homes with people looking for accommodations in specific locales.
We allow homeowners and property managers (known as ‘hosts’) to list their lakefront properties and vacation rentals, which can range from a single room to an entire house, and provide travelers (referred to as ‘guests’) various rental options that differ from traditional hotel stays.
Lake offers a unique experience by allowing guests to stay in local homes, which can provide a more personal and authentic experience of the destination.
We utilize publicly available data and subscribe to specialized services that analyze the vacation rental market.
To calculate your property’s income potential, we multiply the average daily rate of lakeside properties in your area by 365 days, then adjust for the estimated occupancy rate, and divide by 12 to estimate monthly income.
For example, if the average daily rate is $400 with a 25% occupancy rate:
$400 × 365 × 0.25 ÷ 12 = $3042 estimated monthly rental income.
Listing your property on Lake.com is completely free, and you can add as many properties as you’d like. Additionally, you can connect with a property management system at no cost.
Lake.com operates on a pay-per-booking model, where a 5% fee is deducted from the host’s earnings, and a 3% guest service fee is charged to the traveler. This ensures you only pay when your property is successfully booked!
When a guest books your property, the credit card is pre-authorized, and the full booking amount is charged 7 days before the check-in date. Your earnings are then sent to you after the guest’s first night stay, ensuring the booking has taken place and the guest has been welcomed.
This process provides peace of mind for both hosts and guests while maintaining a smooth and secure transaction. Whether you’re hosting a family reunion, romantic getaway, or solo traveler, Lake.com ensures you get paid promptly and reliably.
Lake will send you payment for a booking after the first night’s stay is completed. You will be paid by automatic bank deposit as linked from your Lake account.
We understand unexpected situations may arise, so you have full control over your listings’ cancellation policies. Choose from a range of options tailored to your hosting needs:
• Flexible: Cancel up to 24 hours before check-in for a full refund, minus service fees.
• Moderate: Cancel up to 5 days before check-in for a full refund, minus service fees.
• Firm: Cancel up to 30 days before check-in for a full refund.
• Strict: 50% refund until 1 week before arrival, except for fees.
• Long Term: For stays of 28+ nights, cancel before check-in for a full refund for the first 30 days; 50% refund thereafter.
• Strict 30 Days: Cancel at least 30 days before check-in for a 50% refund.
• Strict 60 Days: Cancel 60 days before check-in for a 50% refund.
• Non-Refundable: Guests pay the total reservation price if canceled at any time post-booking.
While cancellations are rare, they can disrupt guest plans and community trust. Fees may apply but may be waived for valid reasons, such as Extenuating Circumstances beyond your control.
